Foundation issues are a growing problem in the Netherlands. Aging wooden pile foundations and changing groundwater levels are taking their toll. Repairing these vulnerable foundations requires thoughtful engineering and a controlled approach to risk management. “It’s precisely at the planning stage that you make a difference,” suggests Reinder van der Wel of Van Dijk Maasland, who managed to save as much as 20 percent on a recent project by revising the entire foundation plan.
“About 90 percent of our projects are located in Rotterdam,” says Van der Wel. “Based on a comprehensive assessment, we develop a technically sound plan that is as cost-effective as possible for the client. We offer this at a fixed price. Only after the contract is awarded do we begin the detailed design work: structural calculations, drawings, and permit applications.”
Foundation repair always involves risks, especially when dewatering is required. In areas with wooden pile foundations, prolonged exposure to dry conditions can be damaging. “Traditional well dewatering using vacuum and filters can increase the load on existing, already weakened piles. That’s why we use our own method for dewatering,” says Van der Wel. “We dig a trench and use a submersible pump to ensure controlled drainage of the water flowing into the trench. For a deeper well, we first lay down a layer of gravel for drainage, and then build up from there. This way, we limit the impact on the groundwater level and minimize risks to neighboring properties.”
According to Van der Wel, Van Dijk Maasland makes the real difference in the early stages. “By combining the expertise of a structural engineer and a contractor, we often arrive at more efficient plans than traditional designs. For example, in a single project for a housing association, we saved as much as 20 percent by revising the entire foundation plan, even though the original plan had already been finalized and approved. We almost always work on a fixed-price basis. That means we bear the risk. That’s precisely why we invest heavily in preparation and handover.”
Infrastructure projects are often framed within traditional RAW specifications, but that is never the case with foundation repair. “We develop a thorough plan for every project. And that doesn’t always involve the same solution or technique. Sometimes we use our own pile systems, and other times we opt for an alternative if it’s more efficient,” Van der Wel emphasizes. “Another important aspect of foundation repair is the execution risks. The old foundation is always in poor condition, but you don’t realize the extent of the damage until after excavation. We’re fortunate to have experienced professionals who can anticipate unexpected situations and, through Van Dijk Maasland, have access to the right tools—the kind you can’t buy at a home improvement store.”
