Doka, with its deep knowledge of dynamic loads and time-saving techniques, is assisting in the delivery of its trusted partner Azizi Developments' latest mixed community project. A challenge due to the beach-themed swimming area at height and the tight deadline.
Azizi's newest two-tower, two-story residential project in Studio City is located just a short distance from Mohammed Bin Zayed Road and Motor City. It consists of a combination of two-story, first floor and nine-story towers and features a unique pool and beach concept with a sloping shoreline and an area of 1,250 square meters. Azizi's Beach Oasis is a centrally located project with contemporary design and excellent community amenities. It was sold out before the first pole went into the ground, which meant a tight construction schedule for the completion of a 10,000-square-meter complex with more than 700 apartments.
Doka's work on the luxury project was limited by a small and congested work area, which required careful coordination of planning and logistics within the short time frame. Doka provided a cost-effective solution in the form of turnkey (RTU) for walls and floor slabs and the Frami Xlife panel system for the columns, core and cross walls. For the non-typical floor elements, Doka's RTU solution meant faster implementation on site, as no formwork had to be made. For the typical floors, the floor formwork was applied with prefabricated Dokaflex tables, which were reused for the eight typical floors of both towers. For the water tank and single-sided retaining walls, 200 linear meters of gable formwork Top 50 combined with RTU formwork were used to solve the fabrication problems on site, saving a huge amount of time.
Senior project manager Eihab Kamal said on behalf of the client, "This long-awaited project with excellent connections to both local amenities and highways presented the biggest challenge for us in managing the high and dynamic loads of the lifestyle deck and beach theme. By relying on Doka's highly experienced engineers and their extensive experience with complex projects, the RTU proposal represented significant progress for a project with an urgent deadline."

Beach Oasis is equipped with excellent communal facilities and is just under half an hour from both Al Maktoum International Airport (DWC) and the Palm Jumeirah. Completion is expected in December 2024, after the foundation stone was laid in September 2023.
