Delin Property believes in the future of e-commerce and is happy to provide leading companies in this market segment with their logistics needs. In recent years, the property developer has already realized many distribution centers. This includes the Borchwerf II business park in Roosendaal. The most recent addition on this logistics campus is the built-to-suit distribution center for tenant Ahold Home Shopping Center (approximately 40,000 m2 GLA), which was realized under a turnkey agreement by ASK Romein Bouw. "We are extremely proud that Delin Property has chosen our expertise," says Tom Kropf, Commercial Director of ASK Romein Bouw. "With the completion last March, our backyard is once again a beautiful calling card."

ASK Romein Bouw has all the knowledge, skill and quality to realize (complex) projects flawlessly. From construction to delivery. The innovative partner and carefree builder likes to think along with solutions from an early stage to raise the sustainability and functionality of buildings to the highest level. "In this project, too, we were involved from an early stage in order to translate architect Archicom's aesthetic design into a feasible execution design as well as a feasible building," says Marcel Michielsen, General Director of ASK Romein Bouw. "Moreover, we took the entire permit process off our hands. The distribution center was originally designed as a conventional warehouse, but on the basis of customer-specific wishes we have enriched it with, among other things, extra parking facilities, a large bicycle shed and dock facilities for delivery vans. We also made preparations for box-in-box refrigeration and freezer units and specific sprinkler systems. Sufficient daylight, optimal sightlines, a spacious canteen and a sophisticated site design contribute to a safe and healthy workplace for all employees."

High quality standard

Instead of one large distribution center, the design is divided into hall sections A, B and C. "Construction for hall A and B started in December 2020," Kropf says. "This phase involves the realization of about 20,195 m2 of warehouse, 3,129 m2 of offices, 607 m2 of mezzanine and 3,220 m2 of loading pits on a site of about 36,000 m2 and according to the high ASK Romein quality standards. The basis of the new building is a beam foundation on piles, with a steel structure with concrete floors on top. To ensure fast and safe order picking, all concrete floors meet flatness class 4. For the finishing touch, concrete plinths with contrasting sandwich panels and a long strip of light above the logistics area were chosen. This allows daylight to flow far into the warehouse. At the site of the offices, white sandwich panels and wooden accents were chosen, resulting in an attractive and inviting appearance."

Early access

A particular challenge during construction was the short lead time. "Due to the corona pandemic, not only staffing but also material deliveries were under regular pressure," Kropf says. "In August 2021, early access was scheduled for the tenant, who took care of the refrigeration and freezer units, racking and other equipment in-house. It took a lot of hard work to meet this strict contract date, but thanks to a lean working method, short lines of communication and a lot of commitment, we were able to stick to this schedule." Halls A and B will be completed in November 2021. Six months earlier, in May 2021, ASK Romein Bouw started the realization of hall C. This hall provides space for approximately 10,880 m2 of warehouse, 540 m2 of offices, 319 m2 of mezzanine and 1,256 m2 of loading pits on a site of approximately 16,478 m2 and has a similar high-quality construction and finishing.
